Registering a property solely in a woman's name can genuinely save lakhs — but only in some states. In others, a "lower rate" you've seen quoted has nothing to do with gender at all. Here's how to tell the difference.
States with a real gender-based concession

On a ₹75 lakh flat, even a 1-point concession is ₹75,000 saved — before you factor in any registration savings.
States with NO gender concession (despite what you might have read)
Karnataka is the classic trap. You'll see "2% / 3% / 5%" quoted and assume the lower figures are for women. They're not — they're value slabs: 2% below ₹20 lakh, 3% for ₹21–45 lakh, 5% above ₹45 lakh, and they apply to any buyer regardless of gender.
West Bengal's "6% / 5%" is the same trap — it's an urban vs rural split, not a gender rate.
Telangana, Andhra Pradesh, Tamil Nadu, Kerala, Assam, Jharkhand and Madhya Pradesh also charge the same rate to everyone, full stop.
Tamil Nadu is a partial exception: from April 2025, women get a small 1% reduction on the registration fee (not stamp duty) on property up to ₹10 lakh only.
What joint (male + female) ownership actually costs
Joint ownership doesn't get the full female rate, but it usually isn't charged the full male rate either — the common pattern is the average of the male and female rate. Every state that publishes its own explicit joint figure confirms this exactly:
- Delhi: 5% joint — the midpoint of 6% male and 4% female
- Haryana: 6% joint (urban) — the midpoint of 7% male and 5% female
- Punjab: 6% joint — the midpoint of 7% male and 5% female (two women together pay the full 5% female rate; two men pay 7%)
Where a state hasn't published its own joint figure, treat the male/female average as the best working estimate, but confirm with your Sub-Registrar — some states additionally require the woman to be the first-named owner on the deed for any joint concession to apply at all.
