Stamp duty and registration charges are two different costs
One of the most common surprises for first-time property buyers is realising that “stamp duty” and “registration charges” are two separate government fees — not the same thing, and not optional either. Stamp duty is a tax on the transaction itself (a percentage of the property's value, paid to the state government to make the sale deed legally valid). Registration charges are a separate fee (usually 1% of the property value, capped in most states) paid to actually record the transaction in government land records. Skip either one and the sale isn't legally complete — which is why both have to be budgeted for, not just the property's sticker price.
This is exactly why a property advertised at ₹50 lakh can end up costing ₸53–55 lakh once stamp duty and registration are added — a gap that catches a lot of buyers off guard when it's time to actually pay. Rates for both vary by state (and sometimes by city within a state, gender of the buyer, and whether the property is jointly owned), which is why a single national number doesn't exist and a calculator that accounts for your specific state is more useful than a generic percentage.
A quick worked example: for a ₹50 lakh property in a state with 6% stamp duty and 1% registration, the stamp duty comes to ₸3,00,000 and registration to ₸50,000 — a total of ₸3,50,000 on top of the property price. Many states also offer a 1–2% concession when the property is registered solely in a woman's name, which is why this calculator asks for that upfront rather than assuming a flat rate.

Frequently asked questions
How is stamp duty calculated?
Stamp duty is charged as a percentage of the HIGHER of your agreement value or the government's circle rate (also called guidance value or ready reckoner rate) for that locality. You cannot register a property below its circle rate.
Do women really pay less stamp duty?
In some states, yes — Delhi, Maharashtra, Gujarat, Rajasthan, Uttar Pradesh, Haryana, Punjab and Odisha offer a genuine lower rate for a sole female buyer. Others, like Karnataka, Telangana, Andhra Pradesh, Tamil Nadu, Kerala and West Bengal, do not — any lower figures you see quoted there are value slabs or an urban/rural split, not a gender concession. This calculator tells you which applies for your state.
What is the extra transfer duty / cess some states charge?
A few states (Telangana, Andhra Pradesh, Rajasthan, and Maharashtra's metro areas) add a further transfer duty, labour cess or metro cess on top of the headline stamp duty rate. This calculator includes it automatically where it applies, so the total you see is the real cost, not just the headline percentage.
Are these rates official?
They're the most commonly-cited 2026 rates from multiple cross-checked sources, meant for a quick, realistic estimate. Stamp duty is a state subject and changes with every state budget, so always confirm the exact current rate with your Sub-Registrar or state registration portal (like IGR Maharashtra, Kaveri Karnataka, or TNREGINET) before any real transaction.
Can I claim stamp duty as a tax deduction?
Yes — under Section 80C, up to ₹1.5 lakh of your stamp duty and registration charges combined can be claimed in the year of purchase, as part of the overall 80C limit that also includes PPF, EPF and home loan principal. This is only available under the old tax regime.
