A traditional unit whose size changes from state to state — always check the local value. · 1 bigha = 20 biswa
ℹ️ Pukka bigha (≈27,000 sq ft) shown; 1 bigha = 20 biswa. Western UP and kaccha bigha are much smaller (~6,800–13,600 sq ft) — confirm locally.
Please verify: bigha, katha and biswa vary by region and even by district, and can differ between pukka and kaccha measures. These are common values for a quick estimate — always confirm against your official land records (patwari / revenue department) before any deal or registration.

Frequently asked questions
How many square feet in 1 bigha?
It depends on the state. In Uttar Pradesh a pakka bigha is around 27,000 sq ft, in Madhya Pradesh about 12,000 sq ft, in West Bengal about 14,400 sq ft, and in the hills of Uttarakhand only about 6,800 sq ft. That's why this tool asks for your state first. Always confirm the exact figure with your local land records.
Why does bigha change from state to state?
Bigha, katha and biswa are traditional units that were never standardised nationally, so each region kept its own size — and some states even use different 'pakka' and 'kaccha' measures, or vary by district. Units like acre, hectare and square feet are the same everywhere, which is why they're useful for comparing.
What is gaj in square feet?
1 gaj (square yard) equals exactly 9 square feet, everywhere in India. So a 100-gaj plot is 900 square feet. Gaj is one of the most common ways plots are described in North India.
Can I use this for property price?
Yes — enter a rate per unit (say, per gaj or per bigha) and the tool multiplies it by your area for a rough total. It's an estimate to sanity-check a deal, not a valuation.
Are these values official?
No. They're the commonly used values for a quick estimate. Local usage varies by region and district, so before any purchase, sale or registration, confirm the exact conversion with your patwari or revenue department.
Is this tool free?
Yes, completely free with no sign-up. Everything runs in your browser.
